Dan Rubenstein started Rubenstein Capital LLC after spending two years working in the Commercial Real Estate division of Commercial Capital Bank, and/or former Washington Mutual. At CCB/Wamu, Mr. Rubenstein specialized in middle-market transactions. Over his banking career, Dan Rubenstein placed over two-hundred million in financing for both Multifamily and Commercial real estate. Dan Rubenstein has spent the last ten years in the commercial real estate landscape specializing in the acquisition, disposition, management and leasing of both multifamily and grocery anchored shopping centers.

Dan Rubenstein holds a degree in Economics and a Minor in International Business from Brandeis University. He also holds a Masters in International Economics and Finance from the Brandeis International Business School. Dan Rubenstein is a California Licensed Real Estate Broker, member of the Oakland Berkeley Association of Realtors, a Member of The International Conference of Shopping Centers, Oakland Metropolitan Chamber of Commerce, and a certified Appfolio specialist.

Property Manager 

             

  • Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
  • Contracts with tenants by negotiating leases; collecting security deposit.
  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
  • Maintains building systems by contracting for maintenance services; supervising repairs.
  • Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators.

QUALIFICATIONS

  • Bachelors of Arts - 4 year University

  • Basic understanding of Spanish
